When a buyer asks something your listings do not cover, like a loan query or a dispute on the land, it says so and passes it to you instead of guessing.
The part that matters: it never says a property is still available unless your list says so; a wrong yes costs a buyer their day and you their trust.

You do. Every listing sheet, every agreement, every RERA filing already answers questions buyers ask out loud, and all of it can be searched instead of remembered.

What it will not do
It will not confirm a sale. Only you can close a deal and hand over keys. It answers questions, it does not negotiate or sign anything.
It will not verify legal title. It repeats what your documents say. A dispute buried in old paperwork needs a lawyer, not a helper.
It will not guess at availability. If a flat is not marked sold in your list, ask it something outside that list and it says so.
